Belize is no longer a secret! Real estate around Belize in particular the southern part of Belize and the Islands prices have appreciated and there are not too many affordable properties for someone who wants to live along the warm Caribbean Waters on a budget.

Corozal District would be the best option if you are looking for affordable waterfront property BUT one must act as the area will become high demand when road infrastructure commences according to the government of Belize in late 2019.

This beachfront lot is 1.05 acre with close to 100 feet of Beach frontage. The lot is in its virgin state but would require development and perhaps land fill. The area is mixed undulating solid grounds with high and spots of low areas. The coastline has a mixture of broken reef/shell/rocks and sand and some mangrove along the coastline which once cleared with permits a nice beach frontage can be develop. The lot has panoramic view of the entire Corozal Bay with its myriad milky green colours of Caribbean Sea. Across the Corozal Bay one will be able to enjoy the view to Corozal Town and distant Mexican City of Chetumal from the property. Warm Caribbean Sea, spectacular array of Caribbean Sea colours, and seafront… it cannot be more perfect!

About quarter mile from the beach lot there is a large development known as Cerros Sands. There are already numerous homes and all are off grid. One have to pass alongside Cerros Sands Development as the main road access is from the south end of the peninsula.

The area is developing very fast and having no paved roads or even utilities in the area is proving that development can take place as there are conscious buyers looking to invest and live in an Eco-friendly environment. For now, everyone is either on solar power or generators or both.
Corozal Town is approximately some 13 miles away from the property and one must drive through all-weather dirt roads and cross a “ferry” on the New River to access Cerros Peninsual.

The government of Belize has confirmed funding for a new bridge on the New River replacing the ferry and paving of road from Corozal Town to Sarteneja which would pass through Copperbank Village which is a village situated about 3.5 miles south of the property. Once this big infrastructural project takes off prices in the area will drastically increase as this area is projected to be another hot spot in the near future. If you are a boat lover it will only take you about 20 minutes boat ride across to Corozal Town or approximately 3.6 miles across the bay!
Also once can access Cerros Peninsula from Orange Walk Town and passing through Progresso Lagoon Village which would be approximately 27 miles but would cut a 35 mile trip to Corozal plus the 13 miles to Cerros. This road however is not paved but the government of Belize also has announce that phase 2 of the project after they pave the Corozal-Sarteneja Road that they will indeed pave from Orange Walk to Sarteneja!
